Your Homes Newcastle

Following a competitive tender bid to supply & install PVCu windows and GRP Composite doors, we were awarded 150 properties built between 1924 & 1936 situated within the St. Anthony’s Estate in Newcastle upon Tyne.

What were the Challenges?

Whilst surveying, we identified that there were no lintels present estate wide and to comply with Building Regulations, must be installed.  In addition, a further 65 houses had total wall tie failure with noticeable movement in the brickwork.  The age of the properties presented a difficulty in matching the bricks which required a nationwide search to acquire.

What did we do?

Working with Your Homes Newcastle, we agreed on a revised scope of works and compiled a skilled Project Team to deliver the package of works.  The Tenant Liaison Officers played a crucial role with frequent contact and updates allowing each element of work to be completed on time.  Lintels were installed throughout the scheme and the 65 properties had remedial wall ties to the ground floor and the first-floor brickwork was entirely rebuilt, roofline renewed, and chimney stacks repaired.  To maintain the programme ahead of the winter months, multiple tradesmen were required on site daily.

What was the Outcome? 

Upon completion, all properties received new energy efficient windows and doors.  Properties were now structurally sound in line with current building regulations.  All properties were handed over defect free with Customer Satisfaction scores over 99%.
